Why should people and businesses buy land near railroads?

Dear Ms Rawls,
The most plausible answer is that, if one has a large business or store, multi-car railroad trains are still a more economical means of bringing in mass quantities of goods than trucks hauling one or two trailers. The same might be said of seaports, but from them railroads constitute the most cost-effective way of moving the goods inland.
